Moroccans in Germany: home loan, transfer and insurance in Morocco 2026

Updated on June 12, 202622 min read

With 250,000 Moroccans living in Germany (Berlin, Munich, Hamburg, Frankfurt), the Germany-Morocco corridor is the 4th most important for Morocco real estate financing. German specifics: mandatory Steuer-ID, Lohnabrechnungen/Finanzamt documents, sworn translation (~250 EUR), 30% deposit in EUR from German bank. 2026 rates: 4.6% to 5.7%. Daam Sakane MRE applicable. 1972 DE-MA tax treaty avoids double taxation. Here is everything you need to know to buy in Morocco from Germany.

1. 1. Moroccans in Germany: 250,000 people, corridor #4

Germany hosts Europe's 4th largest Moroccan community, concentrated in 4 economic metropolises.

The 250,000 Moroccans in Germany are concentrated in Berlin, Munich, Hamburg and Frankfurt-am-Main. Dominant profiles: engineers, doctors, tech executives, skilled workers, restaurateurs. Median net salary: 2,800-4,500 EUR/month depending on Land and sector.

The Germany-Morocco corridor is the 4th most important after France, Spain and Italy for MRE transfers. Office des Changes 2025: 8.2 billion MAD/year from Germany, +12% vs 2024. 68% of these transfers finance real estate in Morocco (family residence purchase, rental investment, secondary home).

wafir.ma data: 294 German sessions / 26 conversions on MRE home loan simulator in 6 months (CVR 8.8%, i.e. 2.3x national average). This is why we built this dedicated Germany hub.

Good to know

Unlike France or Belgium, Germany imposes specific documentary rigor: Steuer-ID, annual Lohnsteuerbescheinigung, and sworn translation (Beglaubigte Übersetzung) of every document for Moroccan banks.

2. 2. The 3 active MRE Germany banks

Three banking players dominate the MRE Germany market for Morocco home loans.

BankGermany presenceMRE specialtyEstimated 2026 rate
Chaabi Bank Deutschland5 branches (Frankfurt HQ, Berlin, Düsseldorf, Hamburg, Munich)Morocco home loan, EUR/MAD account, SEPA transfers4.6% - 5.2%
Attijariwafa Bank (via Wafacash)Western Union partnership 200+ pointsCash transfers, salary to MAD account, loan intermediation4.9% - 5.5%
Bank of Africa (BMCE)Commerzbank correspondent (all branches)Home loan via correspondent, classic SEPA transfer5.0% - 5.7%

The MRE Germany banking market is structured around 3 players: Chaabi Bank Deutschland (Banque Populaire subsidiary), Wafacash via Western Union partnership, and Bank of Africa with Commerzbank correspondent bank.

Chaabi Bank Deutschland: the MRE leader

Chaabi Bank Deutschland AG (Frankfurt HQ) is the only Moroccan bank with a German BaFin banking license. 5 physical branches in Frankfurt, Berlin, Düsseldorf, Hamburg, Munich.

Complete service: EUR account opening in Germany + MAD account in Morocco in parallel, home loan file processed in Germany then executed in Morocco by Banque Populaire. Advantage: single contact, electronic signature for 80% of the file.

  • Home loan: max amount 90% property value, duration 25 years, min deposit 10% (30% recommended for best rate)
  • Daam Sakane MRE eligible (central guarantee fund for first-time buyers ≤ 35 years)
  • 1972 DE-MA convention applied automatically (no double taxation on rental income)

Wafacash + Western Union DE

Wafacash (Attijariwafa Bank subsidiary) operates via Western Union in 200+ points in Germany (Reisebank, REWE, Post-Filiale). Cash transfers possible from any Western Union point in Germany to any Wafacash point in Morocco.

For home loan: Attijariwafa Bank Morocco accepts MRE Germany files via partner network (Morocco return appointment mandatory for signature). No physical Attijari branch in Germany.

Bank of Africa via Commerzbank

Bank of Africa (BMCE Bank of Africa) uses Commerzbank as correspondent bank. Any German resident can open MAD account at BOA Morocco via their local Commerzbank branch (3 business days).

BOA home loan: file processed remotely via online MRE space, signature at BOA branch during Morocco stay. Slightly higher rates but broad eligibility (6-month minimum CDI).

3. 3. The 8 required German documents

The MRE Germany home loan file requires 8 specific German documents, in addition to classic Moroccan documents.

German documentFrench equivalentIssued byValidity
Lohnabrechnungen (last 3)Pay slipsEmployer (Personalabteilung)Current month
LohnsteuerbescheinigungAnnual tax summaryEmployer (January N+1)Tax year
EinkommensteuerbescheidTax assessmentFinanzamt (Land tax office)Last 2 years
Kontoauszüge (6 months)Bank statementsGerman bank (DB, Commerzbank, Sparkasse, ING-DiBa, DKB, Postbank)3 months max
ArbeitsvertragEmployment contractEmployerOriginal
Steuer-Identifikationsnummer (Steuer-ID)Personal tax numberBundeszentralamt für Steuern (BZSt)Permanent
MeldebescheinigungProof of residenceBürgeramt Land/City3 months max
Aufenthaltstitel or PersonalausweisResidence permit or EU IDAusländerbehörde / EU town hallCurrently valid

Moroccan banks (Chaabi DE, Attijari, BOA) require a complete German documents file to assess solvency. All documents not in Arabic or French must be translated by a recognized German sworn translator (Beglaubigte Übersetzung).

Practical tip

Order Einkommensteuerbescheid and Lohnsteuerbescheinigung 4 weeks before filing. The German Finanzamt is slow (3-4 weeks) and duplicate request via ELSTER requires a certified account.

4. 4. Steuer-ID: mandatory for any MRE Germany file

The Steuer-Identifikationsnummer (11 digits) is the permanent German tax identifier required by all Moroccan banks.

  • Finding your Steuer-ID: visible on Lohnsteuerbescheinigung, Einkommensteuerbescheid, initial BZSt letter, or request via online BZSt form
  • Format: 11 digits without letters or spaces (e.g.: 12345678901)
  • Different from Steuernummer (Finanzamt file number variable per Land)
  • Must be provided original + sworn translation to Moroccan bank
  • Required in parallel with Moroccan NIE number (Tax Identifier RAMED/Tax Administration)

The Steuer-ID is automatically assigned by the Bundeszentralamt für Steuern (BZSt) to anyone registered in Germany (Anmeldung). It accompanies your entire tax life in Germany and never changes, even in case of move or job change.

Moroccan banks require this number to apply the Germany-Morocco tax convention and avoid German withholding tax on loan interest. Without Steuer-ID, the file is refused or loan interest is taxed 25% (Kapitalertragsteuer).

To avoid

Never confuse Steuer-ID (permanent, 11 digits) and Steuernummer (variable, 10-13 digits with slashes). Moroccan banks reject files where Steuernummer is provided instead of Steuer-ID.

5. 5. 30% deposit from German bank: SEPA rules

Personal deposit must represent minimum 30% of property price, transferred from a certified German account.

Moroccan banks require minimum 30% deposit of property price for MRE Germany files (vs 20% for residents). This rule is explained by EUR/MAD exchange risk and difficulty of recovery in case of default from abroad.

The deposit must mandatorily be transferred from a German bank account in the borrower's name (Deutsche Bank, Commerzbank, Sparkasse, ING-DiBa, DKB, Postbank, Volksbank, N26 accepted since 2024). Transfers from crypto, cash or third-party account are rejected (anti-money laundering).

SEPA Germany → Morocco procedure

  • Classic SEPA transfer: 1-3 days, fees 0-15 EUR depending on German bank (free Deutsche Bank, ING-DiBa; 10 EUR Sparkasse)
  • TransferWise/Wise: interbank rate + 0.4-0.7%, arrival D+1 (recommended for large amounts 50k-200k EUR)
  • Chaabi Bank DE → Banque Populaire MA: free instant internal transfer, preferential exchange rate
  • EUR → MAD conversion: performed on arrival in Morocco according to Bank Al-Maghrib rate of the day (~10.8 MAD/EUR in 2026)

Proof of fund origin (mandatory >15k EUR)

Any transfer over 15,000 EUR triggers a proof of fund origin request by the Bundesbank (GwG anti-money laundering regulation) and by Bank Al-Maghrib on the Moroccan side.

  • Salary savings: Kontoauszüge 12 cumulative months showing accumulation
  • German property sale: Notarvertrag (notarial deed) + transfer proof
  • Inheritance: Erbschein (certificate of inheritance) + Erbschaftsteuer declaration
  • Severance pay: Aufhebungsvertrag + Arbeitsagentur proof

Mortgage: do not overlook borrower insurance

For a 1 MAD-million mortgage, insurance delegation can save up to MAD 30,000 over the full term.

6. 6. 1972 Germany-Morocco tax convention

Signed in 1972, ratified 1974, this convention avoids double taxation between the two countries.

Income typeTaxed inMorocco rateDeclare in DE?

Morocco loan interestMorocco (deductible WHT DE with Steuer-ID)0% (deductible rental income tax MA)Informative mention
Morocco share dividendsMorocco + DE (tax credit)15% withholding tax MAYes (Anlage AUS)

The tax convention between Germany and the Kingdom of Morocco (signed June 7, 1972, in force since October 8, 1974) governs taxation of MRE and investors between both countries. It avoids double taxation on work income, rental income, real estate capital gains and loan interest.

Principle: work income taxed in the country where work is exercised (Germany for MRE), Moroccan rental income taxed in Morocco only (Morocco rate 10% flat on net rents after 40% allowance). Moroccan rental income must however be declared in Germany for marginal tax rate calculation (effective rate method, Progressionsvorbehalt §32b EStG).

To remember

German Progressionsvorbehalt can increase your marginal rate on Germany income even if your Moroccan rents are not taxed in Germany. Anticipate with a Steuerberater (German accountant) to optimize.

7. 7. Sworn translation (Beglaubigte Übersetzung)

All German documents must be translated by a recognized German sworn translator to be admissible in Morocco.

  • Sworn translator stamp must be visible and legible (Apostille not necessary for DE-MA since 2020 Hague convention)
  • Paper format mandatory (PDF rejected by 60% of Moroccan banks in 2026)
  • Prefer a translator based in your Land (saves 30-50 EUR postal fees)
  • Renewable: Lohnabrechnungen and Kontoauszüge to retranslate if file exceeds 6 months
  • Request 2 original copies (1 bank + 1 Morocco notary)

Moroccan banks (and the notary for the authentic deed) refuse untranslated German documents. The translation must be sworn (Beglaubigte Übersetzung) by an ermächtigt or beeidigt translator by an Oberlandesgericht (German court of appeal). Official list available at justiz-dolmetscher.de.

Average cost 2026: 250 EUR for the complete 8-document pack (Lohnabrechnungen ×3, Lohnsteuerbescheinigung, Einkommensteuerbescheid ×2, Arbeitsvertrag, Meldebescheinigung, Aufenthaltstitel). Lead time 5-10 business days. Target language: French (recommended) or Arabic (accepted but rare translators).

Cost tip

Chaabi Bank Deutschland offers a sworn translation service at 180 EUR for its clients (vs 250 EUR open market), via partnership with 3 OLG Frankfurt translators. Saves 70 EUR.

8. 8. Daam Sakane MRE for Germany residents

The Daam Sakane support scheme is accessible to MRE Germany under conditions, despite distance.

Daam Sakane is the Kingdom of Morocco's homeownership support program, launched in 2024. It finances part of the home loan (up to 100,000 MAD for social housing, 50,000 MAD for medium standing) and is applicable to MRE Germany under strict conditions.

11. FAQ

Q.What is the MRE Germany home loan rate in 2026?
2026 rates for MRE Germany range from 4.6% (Chaabi Bank Deutschland, premium profile, first-time buyer) to 5.7% (Bank of Africa via Commerzbank, standard profile). Average rate observed at wafir.ma on 26 MRE DE files: 5.1%. Count 0.3-0.5% less if you go through Chaabi Bank Deutschland (BP subsidiary) with deposit ≥ 30%.
Q.Is the Steuer-ID really mandatory?
Yes, without Steuer-ID your file will be rejected by all Moroccan banks (Chaabi DE, Attijari, BOA). The Steuer-ID is the permanent German tax identifier (11 digits) that allows the 1972 DE-MA tax convention to apply and avoids the 25% German withholding tax on loan interest. Don't confuse it with the Steuernummer (variable per Land).
Q.Can I use an N26 account for the deposit?
Yes since 2024, Moroccan banks accept transfers from N26, Revolut and Wise (under conditions). However Chaabi Bank Deutschland prefers a traditional German bank account (Sparkasse, Deutsche Bank, Commerzbank, ING-DiBa, DKB, Postbank, Volksbank). For a transfer > 50,000 EUR from N26, provide 12 months of Kontoauszüge proving regular fund origin.
Q.How much does sworn translation of documents cost?
About 250 EUR for the complete 8-document pack (Lohnabrechnungen ×3, Lohnsteuerbescheinigung, Einkommensteuerbescheid ×2, Arbeitsvertrag, Meldebescheinigung, Aufenthaltstitel) at an independent sworn translator. Chaabi Bank Deutschland offers this service at 180 EUR for its clients (saves 70 EUR). Lead time 5-10 business days. Paper format mandatory.
Q.Am I eligible for Daam Sakane MRE from Germany?
Yes if you meet the conditions: first-time buyer (never owned property in Morocco), age ≤ 45 years (50 years for extended Daam Sakane MRE), income ≤ 3,240 EUR/month equivalent, property ≤ 800,000 MAD (social/medium standing housing). Aid up to 100,000 MAD for social housing and 50,000 MAD for medium standing, paid directly to the bank.
Q.How to avoid Germany-Morocco double taxation?
The 1972 DE-MA tax convention (in force since 1974) avoids double taxation automatically. Your Moroccan rents are taxed in Morocco only (10% flat after 40% allowance), but must be declared in Germany in Anlage AUS for Progressionsvorbehalt calculation (effective rate on DE income). Consult a German Steuerberater to optimize.
Q.What is the minimum deposit required for MRE Germany?
30% of property price minimum (vs 20% for Morocco residents). This rule applies to the 3 active banks (Chaabi DE, Attijari, BOA). The deposit must be transferred from a German account in the borrower's name. For Daam Sakane MRE, the deposit can drop to 20% thanks to the aid that complements. Above 35% deposit, you generally get -0.2 to -0.4% on the rate.
Q.How long does a complete MRE Germany file take?
6 to 8 weeks on average from first bank contact to notarial deed signature in Morocco: 4 weeks to gather and translate German documents (Lohnsteuerbescheinigung, Einkommensteuerbescheid, sworn translation), 2 weeks for Moroccan bank validation and loan offer, 1-2 weeks for notary signature in Morocco (physical presence mandatory or apostilled power of attorney).
Q.Can I sign the notarial deed without traveling to Morocco?
Yes via notarial power of attorney (Vollmacht) established at a German notary, apostilled by the Oberlandesgericht of your Land (free or ~20 EUR), then translated into Arabic by sworn translator. The power of attorney designates a representative in Morocco (family or lawyer) who signs in your place. Total cost ~400 EUR. Lead time 3-4 weeks. Recommended if you cannot travel.
Q.Which borrower insurance to choose from Germany?
Death-disability insurance is mandatory and included in Moroccan loans (1.2 to 2.8% of capital depending on age and profession). Moroccan banks accept their group insurance by default. You can delegate to Wafa Assurance, Saham, AtlantaSanad or RMA Watanya to save up to 40%. For MRE Germany, check body repatriation coverage (often excluded by default, add +0.1%).
Q.What are the bank fees for transferring EUR to Morocco?
Classic SEPA transfer: 0-15 EUR (free Deutsche Bank, ING-DiBa; 10-15 EUR Sparkasse, Volksbank). Chaabi Bank DE → BP Morocco: free and preferential rate. Wise (TransferWise): 0.4-0.7% + fixed fees ~5 EUR, recommended for large amounts. Western Union via Wafacash: 1-3% depending on amount, not competitive > 5,000 EUR. For a 50,000 EUR deposit, Wise saves ~400 EUR vs Western Union.
Q.What happens if I lose my job in Germany during the loan?
Job loss insurance is not systematically included in MRE loans (option +0.3 to 0.5% of rate). In case of unemployment, German Arbeitslosengeld I (60-67% net salary for 12-24 months) can cover monthly payments. Beyond that, negotiate payment deferral (Tilgungsaussetzung) with your bank: Chaabi DE and BOA accept up to 6 months deferral without fees on MRE file in justified difficulty.
