About CAFPI Maroc

CAFPI Maroc is the Moroccan subsidiary of France's CAFPI group and the pioneer of mortgage brokerage in Morocco. Established in 2008 with a first office in Casablanca's Twin Center, it introduced to the Kingdom a business that did not yet exist there: connecting borrowers with banks and negotiating loan terms, for residents and Moroccans living abroad alike (Yabiladi, December 2008). Its parent company, founded in 1971 by Elie Assouline, is one of France's leading credit brokers: the CAFPI group website claims some 7.6 billion euros of financing negotiated in 2025, 50,000 signed loan files, 200 branches in France and its overseas territories, and around one hundred partner banks and insurers. The investment fund BlackFin Capital Partners has been its majority shareholder since July 2021.

Growth in Morocco (2008-2018): the start was brisk — 6 advisers at the Twin Center, close to 400 prospective buyers advised and 128 financing offers obtained within the first six months, according to the interview given to Yabiladi in late 2008. According to Infomediaire (December 2010), mortgage production increased sixfold in two years, from 40 to 247 million dirhams, with 170 files submitted in 2009 versus 28 in 2008, a completion rate of about 70% and an average loan of MAD 1.4 million. In July 2017, LesEco.ma reported the opening of an office in El Jadida — the third outside Casablanca after Marrakech and Tangier —, a plan for seven more offices (Rabat, Mohammedia, Kenitra, Casablanca…) led by managing director Ghali Chraibi, as well as talks with ACAPS about an insurance-broker licence and with Bank Al-Maghrib about consumer credit. In late 2018 the company was still communicating about its positioning in Mourabaha financing brokerage with the newly licensed participatory banks (Medias24, 19 December 2018).

Where does CAFPI Maroc stand in 2026? As of this profile's update (August 2026), the cafpi.ma website no longer displays any commercial content: the domain name, re-registered in April 2026 in the name of CAFPI Maroc according to the official .ma registry run by the ANRT, points to a hosting provider's default page. Public web archives hold no capture of the site between August 2018 and April 2026, we found no recent communication from the company in the Moroccan business press, and the CAFPI group's website does not mention any Moroccan operation. Wafir.ma therefore cannot confirm the current scope of its activity: before any commitment, check directly that an office is operating and ask for proof of the bank mandate (see the legal framework below).

What does a mortgage broker do? A broker analyses your file (income, down payment, debt ratio), presents it to the banks that have mandated it, and negotiates the rate, file fees and borrower insurance thanks to the business volumes it brings. The profession remains far less widespread in Morocco than in France, and nothing prevents you from comparing on your own: fixed market rates range from 3.75% to 4.80% according to our 2026 mortgage barometer, in a context where the Council of Bank Al-Maghrib kept the key rate at 2.25% on 23 June 2026. Before approaching a broker or a bank, assess your file with our mortgage eligibility guide; Moroccans living abroad can consult our MRE mortgage guide, and borrowers with existing debts our loan buy-back guide.

Legal framework: intermediaries governed by banking law 103-12: in Morocco, credit brokerage falls under the status of "intermediary in operations carried out by credit institutions", governed by articles 161 to 168 of law 103-12 (Title VII), as reproduced in the compendium of legislative and regulatory texts of Bank Al-Maghrib. The intermediary brings the parties together without acting as guarantor of the transaction (article 161), must be incorporated as a legal entity (article 165), and operates under a mandate issued by a credit institution stating the nature and conditions of the operations it is authorised to carry out (article 163). If it is entrusted with funds, it must at all times demonstrate a financial guarantee dedicated to their restitution (article 166), and receiving funds from the public on behalf of a bank requires an authorisation from Bank Al-Maghrib (article 167). Operating illegally is punishable by a fine of MAD 100,000 to 1,000,000 (article 188). Before handing your file to any broker, ask for a copy of the bank mandate provided for in article 163: it is the document proving the broker is authorised to deal with the bank.
