Ten-year insurance guarantees building solidity for 10 years after works acceptance. Mandatory in Morocco since law 99-12 for all BTP stakeholders (architects, contractors, design offices). Covers construction defects compromising building solidity.
Coverage details
Ten-year guarantee: damages compromising building solidity (foundations, structure, roof waterproofing). Biennial guarantee: dissociable equipment elements (2 years). Perfect completion guarantee: disorders reported 1st year. Professional liability included.
Legal framework
Law 99-12 requires all BTP stakeholders to subscribe before works start. Insurance certificate required to obtain building permit. Sanctions: fine + practice ban.

2026 taxation
100% deductible premium. 20% VAT recoverable. Contractual obligation: premium charged to final client in site budget (passed on to construction beneficiary).
